Kelly Ridge is a new affordable community built on more than three acres of wooded forest in the idyllic town of South Lake Tahoe. Developed and managed for seniors by American Baptist Homes of the West (ABHOW), the 33-unit property was tastefully designed to evoke the coziness of a lodge, complimenting the natural beauty of the landscape.
Uniquely situated within a resort community, it simultaneously offers a scenic and tranquil haven for those who seek a comfortable and peaceful refuge, and the abundance of options for a lively and gratifying lifestyle.
Kelly Ridge is conveniently close to entertainment, banking and medical establishments and its proximity to main thoroughfares allows easy reach by friends and family. Because the popular lakeside resort is a short distance away, residents and their guests are assured of a menu of activities to suit their mood, allowing for the option of an exciting time, anytime, while residing in a quiet home tucked away by Lake Tahoe’s towering pine trees.
The ABHOW Service Commitment
Securing low cost, safe housing has become increasingly difficult for many older Americans. More often, seniors on low fixed incomes cannot afford current rental rates and the scarcity of subsidized rental apartments have excluded a large number from enjoying a fulfilling life. ABHOW seeks to enhance the independence, well being and security of older persons by providing them affordable housing and support services.
ABHOW Affordable Housing, a department within ABHOW, develops, owns and manages multi-family unit properties that serve seniors with limited incomes. Through government subsidies, loans and grants, it is able to ensure that elderly persons enjoy living comfortably and with dignity, enriched all the more by their community and the convenience of their homes.
Fair Housing Policy
It is the policy and commitment of ABHOW that it does not discriminate on the basis of race, color, creed, religion, gender, sexual orientation, national origin, ancestry, age, familial status, marital status, source of income, handicap or disability, or arbitrary characteristics in the rental of its residential dwellings. ABHOW affirms its policy of equal housing opportunity pursuant to state and federal fair housing laws.
Reasonable Accommodation Policy
It is ABHOW’s policy to provide reasonable accommodations in housing for housing applicants and residents with disabilities where reasonable accommodation is necessary to provide them with an equal opportunity to use and enjoy their apartment and the common areas of the rental community where they live.
This policy is in furtherance of the goal of providing affordable housing to low-income persons regardless of disability and in compliance with applicable federal, state, and local law. A reasonable accommodation is a modification or change that the ABHOW owned or managed Property (ABHOW Community) can make to its policies procedures, processes and or to the person’s apartment or to a common area which would assist an otherwise eligible person with a disability to benefit from the ABHOW Community provided, that the change does not pose an undue financial and administrative burden to the ABHOW Community or result in a fundamental alteration of its program.
The Reasonable Accommodation policy and procedures outlined here applies to applicants and residents at ABHOW Communities who are qualified “individuals with a disability”. The ABHOW Community may require reliable documentation or verification of the disability that the individual needs the accommodation, and that the accommodation is likely to be effective. The ABHOW owned or managed community will thoroughly and promptly consider any request for a reasonable accommodation, and will explain the basis for any denial to the requestor. In the course of evaluating and responding to a reasonable accommodation request, the ABHOW Community will seek to engage in a process of dialogue and joint problem solving with applicants and residents.
